An estate cleanout is not really a junk job. It is a family working through a house that has held one story for thirty or fifty years, usually on a deadline set by a sale or by Pierce County Superior Court. Our part in it is small and we try to do it well: the right size box, in the right spot, for as long as you actually need it.
Almost everyone underestimates the sorting. Four piles — keep, family, donate, discard — and the discard pile is the last one anyone wants to make decisions about. Plan on a container sitting for a week rather than a weekend, and plan on the basement taking twice as long as the main floor. Older Tacoma houses have deep basements, and nothing in them was ever thrown away.
Two things stop a cleanout cold, and both are worth knowing before day one. Firearms are common in Washington households; they go to law enforcement or a licensed dealer and never into a container. Where Estate Jobs Slow Down
Paper and records
Decades of files, tax records, bank statements and photographs. Shred anything carrying account numbers or a Social Security number first; the rest is ordinary paper and can go straight in the box.
Furniture nobody can take
Dark wood bedroom sets, china cabinets and console televisions rarely find a buyer now. Offer them locally for a day or two, then let them go without guilt.
The basement and crawlspace
Deep basements under North Slope and Stadium District houses hold canning jars, luggage, holiday boxes and furniture that came down the stairs once and never went back up.
Garage and workshop
A lifetime of tools, fasteners in coffee cans, lumber, fishing and crab gear, a workbench built in place. Sell or gift the tools; the rest is a straightforward load.
Carpet and old flooring
Pulling carpet before a sale is common and it is heavy work, especially when damp. Roll it, tie it and load it low in the box rather than at the top.
Medications and sharps

How Much Box a Whole House Needs
A furnished two-bedroom rambler in Parkland or Lakewood usually clears into a 20 yard. A three or four-bedroom Craftsman with a full basement, an attic and a detached garage is a 30 yard, and we would rather set that than have you fill a smaller box on day two and wait on a swap. Where the sort runs slowly — and with families it usually does — a 20 yard swapped twice can work better than one large box, because it gives you a natural pause between floors. Most estate homes in the older parts of Tacoma have narrow lots, a single-width driveway and an alley behind. Alley placement is often the better call: it keeps the container off the street, out of the front-yard view during a sale, and closer to the basement door. Protection boards go down every time, and on a bluff street near Old Town or the North Slope we set and chock carefully, because those grades are real. How long can we keep the container?
Longer than a standard rental period if you need it, and estate jobs almost always do. Tell us when you book that this is a cleanout rather than a project, and we will build the schedule around your timeline instead of ours. If the house sells mid-sort, or the family flies in for one weekend, call and we will move the pickup. There is never a charge for a conversation.
What happens if we find asbestos?
Stop and have it tested before anything else moves. Pre-1980 Tacoma houses often have vermiculite in the attic, 9x9 floor tile with black mastic, pipe and duct wrap, or cement-asbestos siding. The Puget Sound Clean Air Agency requires a good-faith survey by an AHERA-certified inspector before work that could disturb it. We cannot take that material in any container, and we will reschedule rather than haul a contaminated load.
Do you handle donations?
We do not run a donation route, but we will work around one. Set your donation pile aside, get that pickup scheduled, and we will place the container where it does not block their truck. Most families find that a day of sorting for donation and resale before the box arrives cuts the disposal load by roughly a third, which is worth the delay.
Probate is not finished. Can we start?
That is a question for the estate's attorney rather than for us. In general the personal representative appointed through Pierce County Superior Court has authority to clear and prepare the property, but until letters are issued it is worth waiting. What we can do is hold a date. Call when you know your timeline and we will put a container on the calendar.
What about firearms and ammunition?
Neither goes in a container, ever. Washington households hold a lot of them and they turn up in closets, under beds and in workshop drawers more often than families expect. Contact the Tacoma Police Department or the Pierce County Sheriff about surrender and transfer, or take them to a licensed dealer who can handle it legally. Ammunition and old flares go through household hazardous waste, not the trash.
